The Project
Block 92109 is a boutique residential and members club project in the heart of Pacific Beach. Eight luxury units rise above podium parking, anchored by a warehouse club at the center of the property.

About the warehouse
No competition. Just collaboration.
The warehouse's sole purpose is focusing on health and wellness in Pacific Beach. We are creating a community where we collaborate with other local health and wellness businesses, not compete with them. Pacific Beach already has incredible practitioners, studios, and operators. The club is here to bring them together.
The Vision






Market Context
Pacific Beach is one of San Diego's most walkable, supply-constrained coastal neighborhoods. The 92109 ZIP houses 44,671 residents with a median household income of $122,128, well above the national median of $80,734. The median age is 33.7. The population skews young, educated, and high-earning, with 65 percent of adults holding a bachelor's degree or higher. Walk Score: 98. The lifestyle demand is here. The product that matches it is not.
Wellness-focused real estate has nearly doubled in five years, growing from $246 billion in 2019 to $876 billion in 2025, with North America accounting for the largest share at $254 billion. Wellness residential properties at the middle and upper ends of the market command a 10 to 25 percent price premium over comparable conventional product. Pacific Beach has the demographic and economic profile. It does not yet have built supply that combines luxury residential with a true health and wellness club. Block 92109 is built to be that supply.

He began his career at CBRE on the Freddie Mac Small Balance Lending team, gaining exposure to hundreds of multifamily loan transactions across the country and building a strong foundation in business development, underwriting, and execution. He oversees the placement of debt and equity for clients nationwide, working in close collaboration with the firm's investment sales teams to structure financing solutions that maximize proceeds, minimize costs, and ensure efficient, successful closings across all asset types.
